Legal Distance between Mobile Homes

All parking or service buildings must be located at least eight feet from a mobile home parking space indicated on the mobile home parking card. (Ord. 1421 § 1, 1969). Access to RV parks can only be done from main or secondary traffic arteries. (Ord. 1421 § 1, 1969). The RV park plan must be to scale and fully sized. These plans must clearly indicate the following information on a scale of at least one inch equivalent to 200 inches and comply with the requirements of the urban veneer regulations: Poultry and livestock are not permitted in RV parks. (Ord. 1421 § 1, 1969). (2) Any mobile home permanently fixed to the ground with supports or foundation; It is illegal for a person in a mobile home park to use, cause to be used or permit their use for occupancy purposes: No mobile home can be within 15 feet of another mobile home measured from side to side, or within 10 feet of another end-to-end mobile home.

No structure or part thereof, including patios and awnings, may be within eight feet of a mobile home, awning, patio or other accessory structure on an adjacent site, provided that a windbreak can be located on a parcel line, provided it is at least five feet from a mobile home or other accessory structure. (Ord.

1421 § 1, 1969). `mobile home parking space` means land clearly identified by corner piles, fences, shrubs or other devices intended to accommodate an inhabited mobile home and other buildings or uses; (Ord. 1421 § 1, 1969). In addition to the resident parking space requirement, guest parking spaces and services must be provided within the park boundary with one space for five or a fraction of mobile home sites, excluding the required and designated parking facility for the occupant parking space. and must be ideally located and clearly marked for this purpose. This car park must be fully paved and the spaces separated by strips or markings and comply with LMC 19 titles and the building regulations relating to traffic and construction. (Ord. 1421 § 1, 1969). RV park setbacks must be at least 25 feet from all public rights-of-way and at least 15 feet from all other adjacent properties. (Ord. 1421 § 1, 1969).

No obstruction of any kind shall be erected, installed or maintained in or around the parking lot of the mobile home that would impede the movement of a mobile home to or from a site or prevent the inspection of sanitary or electrical installations. (Ord. 1421 § 1, 1969). “Window awning” means any awning that does not extend more than 48 inches from the body of the mobile home and that does not extend more than 12 inches from the window for which it is intended. (Ord. 1421 § 1, 1969). RV or accessory structures, including patios and awnings, must not be less than five feet from a loose side or rear line, or within 10 feet (excluding chassis and drawbar couplings) of the front lot lines adjacent to an entrance. (Ord. 1421 § 1, 1969).

Each mobile home park must be equipped with one or more service buildings equipped with washrooms, showers and laundry rooms for mobile home use. (Ord. 1421 § 1, 1969). All wastewater and effluent from toilets, urinals, sinks, bathtubs, showers, washrooms, laundry rooms and all other washroom facilities in an RV park must be sent to a public wastewater collection system. (Ord. 1421 § 1, 1969). Individual parking spaces may be located within the required mobile home locations, but may not be within the required area setbacks for the mobile home stock itself. (Ord. 1421 § 1, 1969). (4) Any mobile home that does not have a valid annual permit from a state vehicle department. (Ord.

1421 § 1, 1969). Each mobile home site must have a concrete or asphalt deck of at least 160 square feet.
